More than than 30 enquiries have been made for a 'charming' Wiltshire hotel that closed last September.
Savills is currently sifting the bids for the historic Grade II listed Swan Hotel in Bradford on Avon which is for sale with a guide price of offers over £795,000.
A spokesperson in the estate agents’ London office said: “We have had quite a lot of interest but things are moving a little bit slowly since the damage from the flooding.”
It is understood that more than two feet of water was found in the hotel’s basement cellar following the floods in early January.
The spokesperson said the flooding has caused some potential bidders to “review their options” and it’s possible that some may pull back.
She added: “There was quite a lot of damage in the basement from the recent flooding.
“Because it happened just after we had put the hotel on the market, some people have pulled back and are reviewing their options.”
So far, Savills have received 35 enquiries about the Swan Hotel, including one from a national hotel chain.
It's also understood that a local bidder has submitted an offer at the asking price to turn the Swan into a “high-class” hotel.
The Swan closed in mid-September when the previous leaseholder/manager James Sullivan-Tailyour decided it was no longer a financially viable option to make a further investment in the hotel.
The Swan’s owners, Greene King in Bury St Edmunds, wanted him to make a £200,000 investment to renew his 10-year lease on the property.
Mr Sullivan-Tailyour decided he would not be able to recoup the investment and pulled out to focus on his Wiltshire Inns business which runs The Old Bell Hotel in Warminster High Street.
Savills describes the Swan Hotel as a “charming Grade II listed pub/hotel with 12 well-appointed bedrooms, each featuring its own en-suite bathroom."
The property is arranged over basement, ground, first and second floors. The basement comprises an open-plan bar and dance area with a capacity of around 80 covers.
There is an open-plan restaurant for around 70 covers and a function room with capacity for 40 covers.
Additionally, The Swan Hotel has a convenient car park at the rear with around 14 spaces, ensuring ample parking space for guests.
